Job Summary:      
Minimum Qualifications:    
High school diploma and four (4) years of appropriate experience. Diploma requirements may be substituted for a combination of education, training and experience.

Possession of a valid driver's license

Sufficient communication skills 
Desired Qualifications:    
A minimum of four years experience in the repair, maintenance and operation of building operating equipment is necessary, or graduation from a certified trade school with a minimum of two years experience in the repair, maintenance and operation of building operating equipment is necessary.

Ability to lift items that weigh at least 40 pounds is necessary. 
Working Conditions:    
Incumbent may work around and/or with machine tools that present certain dangers, and all safety precautions must be followed. The use of protective equipment, such as safety glasses to shield against debris and earplugs to reduce noise may be required. You must exercise caution when handling hazardous or toxic materials. The job requires stamina, because you may be required to stand most of the day and, at times, may need to lift moderately heavy workpieces.

Function:
Changes light bulbs and/or fluorescent tubes in a variety of types of lighting fixtures.
Repairs and replaces switches, outlets, ballasts and makes other similar electrical repairs.
Responds to emergency maintenance requests to include the need to unstop toilets, sinks, floor drains, drinking fountains and other types of installed equipment.

Makes repairs to valves, handles, drain plugs and other types of installed equipment.
Repairs floors, ceilings, walls, doors, hardware, thresholds, door-jams and other types of building components.
Delivers keys to building occupants, to include removing and installing cores as directed by written instructions.
Makes general repairs, to include broken glass and furniture, loose hand-railings, stair treads, etc.
Hangs pictures and mirrors and assists building occupants with the movement, realignment or assembly of furniture, temporary partitions or other stationary building components.

Assists Facilities personnel and/or contractors performing work in the building.
Hangs and maintains building signage including interior and exterior graphics.
Maintains and operates central heat and air conditioning plant.

Repairs air handlers, fans, air conditioners, pumps and other associated general equipment.
Maintains, operates, and repairs pneumatic and electrical controls pertaining to heating and air conditioning.
Performs preventative maintenance on heating and air conditioning equipment.
Responds to emergency call-back situations as needed.
Maintains operation log of equipment, inventory of tools and supplies sufficient to perform the above tasks.
Performs other work related duties as assigned.
